High quality student housing with precast concrete

Globally more and more people are starting university studies and educating themselves further, hence, there’s a growing demand for affordable student housing. Precast concrete is a quick way to construct long-lasting and durable buildings even to earthquake prone regions without high costs. Jindal Realty is one of the forerunners in the construction of precast student housing in India.

Jindal Realty, an Elematic customer, is focused on developing new competencies in real estate development in residential and commercial segments within India. In 2012, the company started building student housing at the O.P. Jindal Global University campus in Sonipat, near New Delhi. The campus area is around 80 acres (0.32 km²) and currently houses approximately 3,500 students. The university is expected to have up to 10,000 students in the future.

Their project requirements included rapid construction, high quality and less labor oriented work, which is why they explored which construction technology would be the most suitable one. In the end they turned to Elematic for adopting precast technology. Concept design was carried out for the student housing. It provided details on how precast can be implemented and their previous construction methodology converted.

”Precast technology saves a lot of time. In the conventional system, we would have to go for shuttering, building and welding the reinforcement, then casting the slab and then deshuttering. In precast, we simply cast the slab and ship it to the construction site”, Arun Kumar Nijhawan, Executive Vice President at Jindal Realty, demonstrates. ”With student housing, we have very short construction times. We have to complete buildings within seven or eight months from start to finish”, adds Vikesh Sharma, Assistant General Manager – Projects at Jindal Realty.

‘’As a result, Jindal Realty successfully finished the construction project of a number of 5 to 8 storey tall precast buildings, taking up to approx. 1,000,000 m² of construction. These buildings are complete precast structures comprised of wall-frame system giving better utilization of floor area compared to conventional construction, in high seismic zone-4 of India’’, says Prakash Shah, Head of Technical Support at Elematic India.

Earlier there has been apprehension towards precast technology in India; however Jindal Realty is changing people’s opinions slowly but steadily. According to Vikesh Sharma, “North India falls into seismic zone 4. During the last five years, we have built several precast buildings. They have already faced earthquakes, and there has been no effect on the buildings.”
